¿Cuánto pago al reservar una vivienda de obra nueva?

Habitualmente entre 6.000 y 15.000 € de reserva inicial (depende de la promoción). Tras la reserva firmamos contrato privado con un 10-20% del precio en los siguientes 30-60 días. El resto se paga en la entrega de llaves contra escritura ante notario.

¿Qué impuestos se pagan en obra nueva?

10% IVA + 1,5% AJD (Actos Jurídicos Documentados) + gastos de notaría/registro (~1%) = aproximadamente 12,5% sobre el precio de compra. No se paga ITP en obra nueva.

¿Las cantidades entregadas durante la obra están garantizadas?

Sí, por Ley 38/1999 (LOE — Ley de Ordenación de la Edificación). Todas las cantidades a cuenta están avaladas por un banco o aseguradora desde el primer pago. Si la promoción no se entrega, recuperas el dinero íntegro.

¿Cuánto tarda la entrega desde que reservo?

Depende del estado de la obra cuando reservas. Si compras sobre plano (antes de iniciar construcción), entre 18 y 24 meses. Si compras con obra ya iniciada o en última fase, entre 6 y 12 meses. Las fechas previstas se indican en cada ficha de promoción.

¿Puedo elegir acabados y personalizar la vivienda?

En la mayoría de promociones sí, durante una ventana de tiempo (normalmente cuando la obra está al 30-50%). Suelos, sanitarios, encimeras, color de armarios y a veces distribución son customizables. Cuanto antes reserves, más posibilidades.

¿Qué garantías tengo con la obra nueva tras la entrega?

Por Ley LOE 38/1999: 1 año por defectos de terminación; 3 años por defectos de habitabilidad (humedades, aislamientos); 10 años por daños estructurales (cimentación, estructura). Estas garantías se transmiten a sucesivos propietarios.

¿Qué rentabilidad tiene la obra nueva en Costa Blanca?
