The financial health of every transaction
María José is the person who ensures that behind every real estate transaction at Entra y Más, there are solid numbers. With over two decades of experience in financial management, first in sectors unrelated to real estate and for years now in this field, she is able to view a transaction from both the client's perspective and that of the administration.
What she controls
- Accounting and taxation — VAT, Model 600 (ITP/AJD), municipal capital gains tax, non-resident declaration, 3% withholding for non-resident sellers. She closes each transaction with all taxes calculated to the cent.
- Economic viability of the transaction — before a buyer signs the deposit, María José reviews the associated costs (notary, registration, management, prorated IBI, certificate, community…) to avoid surprises at the key handover.
- Commissions of the commercial network — each salesperson knows their commission calculated in real-time, with no opacity. External partners do too.
- Agency accounts — balance sheet, monthly P&L, tax planning, internal audit.
Why it matters
A real estate transaction that reaches the notary well and then falls apart due to a poorly calculated capital gains tax, a simple note with undetected charges, or incorrectly applied VAT is not a closed transaction: it is a problem closed on your desk. María José exists to prevent that from happening.

She speaks Spanish and French fluently. She personally assists French-speaking clients with all accounting, tax, and administrative matters.
